We offer an innovative online management service that not only guarantees tourists an excellent price for their accommodation, but also offers those who work with us an increase in bookings and constant earning opportunities.
Our sales channels (totalling over 150, including portals, OTAs and meta search engines) are based on a close-knit network of partnerships with tour operators and agencies in the sector.
Thanks to our numerous online marketing campaigns, we are able to guarantee our partners increased visibility and relieve them of all their calendar management concerns.
In addition, our Booking Engine system (via the platform www.xeniaexperience.com) offers the opportunity to receive a growing number of direct bookings, thus avoiding the normal commission fees charged by OTAs.
Unlike the larger portals, we always maintain a direct contact with the owners of the accommodation, guaranteeing maximum assistance and consulting in terms of management, hospitality and tax matters.

  • Digital marketing campaigns, in which we make the pertinent economic investments.
  • Inclusion in our national and international sales channels and on tour operator circuits (more than 150 channels with Premium Partner and Preferred agreements on Booking.com, Airbnb, Agoda, VRBO, Tripadvisor, etc....).
  • Creation and/or management of advertisements on the various portals (Booking.com, Airbnb, Agoda, Vrbo...) and meta search engines (Google Hotels Ads, Trivago, Tripadvisor): updating of calendars, rates and last-minute offers and immediately reply to the requests of potential guests.
  • Professional photo shoots: on request, we will provide our partners with a photographer to take professional photos for inclusion on the Xenia Sicily Villas website.
  • Revenue Management: management of prices at the best market conditions, supply/demand analysis and optimisation of profits.
  • Immediately replies to and management of requests made by phone, e-mail or through social networks or other messaging services.
  • Immediate acceptance of bookings (which respond to the parameters established for price, duration and check-in/check-out dates), skipping all the preliminary communications with the property owners and optimising the chance of closing contracts.

  • Promotion with paid campaigns on our social network pages (Facebook and Instagram) and on meta search engines (Google, Trivago, Tripadvisor).
  • Issue of lease contracts, with support provided to both property owners and guests until both the deposit and balance have been received.

*Inclusion is free of charge. We apply a commission, regularly invoiced, for each booking, leaving the net amount for the owners.

How to Collaborate

Once owners have informed us of prices, booking regulations and availability, all they have to do is get their accommodation ready to welcome guests. We’ll take care of the rest. Owners will receive direct notification of bookings, and will be assisted throughout the letting process, from reception of the deposit through to check-in. We will also examine the photographic material available, and, if necessary, will arrange a specific photo shoot to ensure the property is promoted effectively.

So that an initial assessment of your property can be carried out, we must receive:
The address of the holiday accommodation (street name and number and postcode);
Type of property, with a brief description (villa, house, apartment, distance from the sea, whether there is a swimming pool, air conditioning, etc.);
Number and type of beds (size of interiors and total size in square metres)
Attractive photos that illustrate the property effectively (even horizontal cellphone photos).

Below is the information required to draw up the collaboration agreement:

Full residence address;

VAT no. if available;
